Representatives for the Eagles Landing housing development in Upper Nazareth noticed last year that business was slowing.
''The amount of people from New Jersey and buyers in general were fewer,'' says Larry Bonner, a broker with Builder Marking Services of Bethlehem Township.
It sold 24 houses in Parkside last year, a strong pace. ''Buyers see the value,'' Bonner says.
The Parkside homes are 400 square feet smaller than the Classic homes. They have four bedrooms, two-and-a-half bathrooms and two-car garages.
Chad Liero of You're The Builder in the Poconos says he can build a custom-designed house for less than the competitors. He does this by only charging a consulting fee for the building. The flat fee varies depending on the difficulty of the design and the square footage.
Liero, a builder for 25 years, started the company in 2007, as the market was beginning to slump. He sold five houses in 2008 and is slated to put up nine this year.
And one builder is reaching out to his compatriots. Robert Seagreaves has created workshops for builders.
''We can brainstorm together, coming up with new ideas to create work,'' he says.
