Mishawaka developer wants to annex more land into Toscana Park

(WSBT) The north side of Mishawaka is one of the busiest retail shopping areas in the area. Now one company that's already annexed more than 30 acres of Granger into Mishawaka wants to add even more land.

Macri's Development has big plans for the future. Right now, about 75 percent of the buildings in the Toscana Park development are owned or being leased by businesses. Homes are being built there too.

But that's not keeping Macri's Developers from the possibility of adding even more retail along Gumwood Road. From the sculptures to the building design, Sicilian flavor is everywhere in Toscana Park.

"My goal is to create a little bit of an Italian atmosphere and flair," said developer Jerry Macri. "And have a good community where people can live here and purchase a business."

Macri's development is drawing people to do just that. LaPorte native Mike Larocco is moving his wife and three kids from California into a brand new home in Toscana Park.

Larocco told WSBT the park has everything his family needs, within walking distance of their home. The family is also opening a business in the park.

Right now, 20 of the 27 units in Toscana Park are owned or being leased. Villa Macri restaurant, a gelato and a wine shop will open next. Macri plans to add even more to the area. He says he's getting a lot of interest from prospective buyers and renters.

The property he wants to annex into Mishawaka is the 3 acres that sits just north of the existing buildings in Toscana Park, and just to the east of Gumwood Road.

"We're not going to start that until we're at least 60 percent pre-leased," Macri said.

He also said he met with neighbors who live around the site, and they support his plan. One neighbor told WSBT the main concerns don't seem to be about the development itself.

"When [the development] gets full-fledged, it's going to be even more traffic," that neighbor said. "It's gonna be just like Grape Road."

Macri said he's committed to working with those neighbors.

"They're my neighbors," he said. "I live just live three minutes away myself."

Macri is also connecting those nearby neighbors to Toscana Park with a path -- something he says they really want.

He plans to present his annexation plans to the Mishawaka City Council next month. But he says it could be 2 or even 5 years before he starts building. It all depends on how quickly he leases them and how the planning goes.

It's a shame that this area is being turned into Carmel, IN in spite of having 100x more things to offer than Indy in general. Stop the suburban development designed around cars and start building up Transpo routes and sidewalks into downtown areas!!

Just keep expanding out and expanding out. You'll then leave more and more vacant space in the older parts of Grape/Main streets, not to mention the downtown. Why not make it attractive to re-develop vacant/underutilized space/areas?

Do you notice how the developer takes farm land and try to make it look like a town ? Why not just use the town we have ? I am dissappointed that Macri- who has a business in downtown SB and lives on the north side of SB-takes the easy route.
