SOUTH BEND -- When it opens downtown, Ciao's Italian Restaurant & Bakery will be slightly larger than originally planned.

The St. Joseph County Public Library board on Monday approved a revised lease agreement with A-Dwell Inc., parent company of Ciao's restaurant at 501 N. Niles Ave.

Renovation are under way and Ciao's is expected to move and open later this fall at 301-305 S. Michigan St., in a long-vacant storefront that is owned by the library. The library in May approved a seven-year lease agreement with Ciao's owner.

At the time, the restaurant was expected to use about 80 percent of the restaurant building and initially pay the library $750 per month, then gradually increase rent payments to $2,250 per month in the final two years of the lease.

Under the revised agreement, Ciao's will use the entire building. The restaurant will pay an additional $105 per month for the extra space during the next year, then gradually increase payments for the extra space to $315 per month during the final two years of the seven-year lease. The restaurant is responsible for utilities, insurance and property taxes for the entire building.

The library board on Monday also held a public hearing on its proposed 2013 budget. No members of the public attended to comment on the budget.
